The proposed extension by virtue of its depth and height and its location along the shared boundary with No.15 Lockstile Mead would result in an overbearing and unneighbourly development which would adversely affect the amenity of the occupiers of this neighbouring property contrary to Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

The proposed extension by virtue of its height and depth along the shared boundary with No.15 Lockstile Mead and without a set back at first floor level would appear out of keeping and overly dominant in the streetscene to the detriment of the character and appearance of the existing building and locality, and the Chilterns Area of Outstanding Natural Beauty. The proposal is therefore contrary to Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.

The proposed hipped roof dormer windows to the front elevation would be incongruous because of their design and external appearance and would detract from the character of the existing building and visual amenities of the streetscene and locality, as well as the Chilterns Area of Outstanding Natural Beauty. The proposal is therefore contrary to Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.
