The site comprises an important gateway site into Didcot. Having regard to the excessive size, bulk and massing of the proposed blocks relative to the site and surroundings, and to the inappropriate details of design, the proposals would result in an inappropriate, cramped and intrusive form of development, which would detract from and be out of keeping with existing surrounding development, detrimental to the character and appearance of the area and the visual amenities of the street scene. Furthermore, the development fails to provide a quality, landmark development on this prominent and important gateway site, contrary to Policies G6, H4, D1 and D8 of the adopted South Oxfordshire Local Plan.
