The site comprises an important gateway site into Didcot. Having regard to the excessive size, bulk and massing of the proposed blocks relative to the site and surroundings, and to the inappropriate details of design, the proposals would result in an inappropriate, cramped and intrusive form of development, which would detract from and be out of keeping with existing surrounding development, detrimental to the character and appearance of the area and the visual amenities of the street scene. Furthermore, the development fails to provide a quality, landmark development on this prominent and important gateway site, contrary to Policies G6, H4, D1 and D8 of the adopted South Oxfordshire Local Plan. That, having regard to the proposed layout and design and the relationship between buildings and spaces, the development does not demonstrate a high quality design that considers and provides permeability, movement and linkages, well designed external areas, adequate amenity, safe and secure parking and adequate waste collection, contrary to Policies G2, D1, D2, D3, D6, D7 and D10 of the adopted South Oxfordshire Local Plan. That the development does not demonstrate and incorporate a high standard of sustainable design, either through its landscaping, building design, use of materials, layout and orientation of buildings, contrary to Policies G2 and D8 of the adopted South Oxfordshire Local Plan.
