Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s). Reason: To ensure that the details of the development are satisfactory and to comply with Policies G2, H13 and D1 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing north. Reason: To ensure that the development is not unneighbourly and to comply with Policies G2 and H13 of the adopted South Oxfordshire Local Plan.

That within 6 months of the completion of the garage hereby approved, a replacement tree shall be planted in the front garden of this property. The species of which shall be agreed in writing by the Local Planning Authority. In the event of the tree dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree of a species first approved by the Local Planning Authority, be planted and properly maintained in a position first approved by the Local Planning Authority. Reason: To safeguard the character of the area and to comply with Policy C9 of the adopted South Oxfordshire Local Plan.
