Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No development shall commence on site until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site and to comply with Policies G2 and CON13 of the adopted South Oxfordshire Local Plan.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health and to comply with Policies G2 and EP6 of the adopted South Oxfordshire Local Plan.

That the menage hereby approved shall be used only for the purposes specified in the application (applicant's letter of 4 May, 2007) and not for commercial purposes. Reason: To safeguard the character of the area and to comply with Policies G2 and R10 of the adopted South Oxfordshire Local Plan.
