That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good the retained fabric shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To ensure the details of the proposal are satisfactory in accordance with Policy CON7 and H13 of the South Oxfordshire Local Plan.

That, detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority prior to works commencing on site: Replacement windows, oak screen and external doors at a minimum scale of 1:10 (elevations and sections) and 1:1 (glazing bar details). Reason: To ensure the details of the proposal are satisfactory in accordance with Policies CON7 and H13 of the South Oxfordshire Local Plan.

Samples of the external materials shall be submitted to and approved in writing by the Local Planning Authority, prior to works commencing on site. Reason: To ensure the details of the proposal are satisfactory in accordance with Policies CON7 and H13 of the South Oxfordshire Local Plan.
