Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the building shall be used only for the B2 (general industrial) purpose specified in the application for the fabrication of kitchen surfaces or a use falling within B1 b or c (research and development or light industry) and for no other purpose whatsoever. Reason: To protect local amenities in accordance with Policies G2 and E8 of the adopted South Oxfordshire Local Plan.

That the open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage, industrial or other business use shall take place other than inside the building. Reason: To protect local amenities in accordance with Policy G2 of the adopted South Oxfordshire Local Plan.

All plant machinery and equipment to be used shall be so installed, maintained and operated so as to prevent the transmission of noise and vibration into any premises in the vicinity. Reason: To protect the occupants of nearby residential/commercial premises from the loss of amenity due to noise disturbance in accordance with Policies G2 and E8 of the adopted South Oxfordshire Local Plan.
