Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan. Related application(s): P09/W0264/DIS

That samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. roof tiles b. weatherboarding to the garage Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

All new and replacement window and door joinery details shall be submitted to the Local Planning Authority for approval prior to the commencement of the relevant works Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

That detailed drawings and specifications in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. The replacement render and insulation on the west elevation b. Stitching the cracks on the north elevation c. A method statement should be provided for the strengthening of the main staircase banister. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

All new rainwater goods shall be cast iron painted black unless otherwise agreed with the Local Planning Authority Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.
