That, having regard to the modest size, design and form of the original cottage, the proposal would represent an overly large extension of an inappropriate form, design and location on the property. As such, the extension would constitute the overdevelopment of this modest cottage and would detract from its character and appearance and that of the surrounding Conservation Area. The proposal is therefore contrary to the provisions of the South Oxfordshire Local Plan 2011, particularly Policies G6, H13 and CON7, and to the advice in the South Oxfordshire Design Guide.
