Conditions / Refusal Reasons
That, having regard to the distinctively styled two storey semi detached properties in this part of Fairacres characterised by large front gardens, the erection of a detached single storey dwelling in the front garden of no 4 Fairacres, would result in an incongruous form of development which would detract from the established character of the locality, fail to reinforce local distinctiveness and result in harm to the visual amenity and appearance of the area contrary to policies G2, G6, H4 and D1 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Design Guide.
That, having regard to the design of the proposed single storey dwelling, imparticular, the large wall to window ratio on the south and north elevations, the proposed new dwelling would not reinforce local distinctiveness and would harm the visual amenity of the locality contrary to policies D1 and H4 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Design Guide.
