Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That all the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.
That a scheme for the replacement of three trees shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works on the site and the planting shall be carried out in the first planting season after the first use of the carport/workshop accommodation. If any tree dies or is seriously damaged within five years of planting then a replacement shall be planted within the next planting season.
Reason: To safeguard the character and biodiversity of the area in accordance with Policies G2 and C6 of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the side elevation of the dwelling facing White Hill Lodge
Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the South Oxfordshire Local Plan.
