Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the building hereby permitted shall be used for the purposes as set out in the applicants letter dated 20/2/2007 as an ancillary timber workshop to the main house. Reason: To safeguard the amenities of the area and ensure that the development is in accordance with Policy EP2 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no windows shall be inserted in the east facing elevation of the outbuilding unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.

That the existing hedge along the whole of the southern boundary of the land shall be retained and properly maintained at a height of not less than 1.5 metres,and on installation of the oil tank planting as set out in the applicants letter dated 3/4/2007 shall be undertaken. Any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings and ensure that the development is in accordance with Policies H13 and GB4 of the adopted South Oxfordshire Local Plan.
