That approval of the details of the siting, design and external appearance of the building(s) and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is not accompanied by details of these matters.

That application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the development to which this permission relates must be begun not later than the expiration of 2 years from the final approval of the reserved matters or in the case of approval on different dates the final approval of the last such matter to be approved. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to the commencement of any other development to which this permission relates, the proposed means of access on to St Andrew's Road shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy D7 of the adopted South Oxfordshire Local Plan.

That at all times visibility at a height of 1 metre above the level of the adjoining highway and above be maintained and not obstructed in any way across the vision splays required by condition 6 hereof. Reason: In the interests of highway safety and convenience in accordance with Policy D11 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of the proposed dwelling, the parking areas shall be provided in accordance with the amended plan hereby approved and shall be contructed, laid out, surfaced (bound material), drained and completed, and shall be reatined unobstructed except for the paring of vehicles at all times. Reason: In the interests of highway safety and to ensure adequate off street parking is provided in accordance with Policy D2 of the adopted South Oxfordshire Local Plan.

That except as required in condition 5 of hereof or insofar as may be otherwise agreed by the Local Planning Authority, all hedges on the land be preserved and properly maintained and that in the event of any part of the hedge dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard vegetation which is visually important in accordance with Policies G6 and H4 of the adopted South Oxfordshire Local Plan.
