Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That details of the flat or flared arch brick or stone lintels shall be submitted to and agreed in writing by the Local Planning Authority before any work commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies C2 and CON7 of the Adopted South Oxfordshire Local Plan.
That the new brickwork shall be laid in Flemish bond.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies C2 and CON7 of the Adopted South Oxfordshire Local Plan.
That section and elevation details of the new windows at a scale of 1:10 and details of the glazing bars at a scale of 1:1 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.

That all rainwater goods shall be constructed of cast iron.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls or roof of the development hereby approved facing south west and north east.
Reason: To ensure that the development is not unneighbourly and to comply with Policies G2 and H13 of the adopted South Oxfordshire Local Plan.
That the existing trees on the land shall be protected in accordance with the recommendations in BS 5837 'Trees in Relation to Construction'. That the protection measures shall be put in place prior to the commencement of any works and shall remain in place throughout the period of construction. The protection scheme shall be submitted to the Local Planning Authority for approval, this should also include details of contractor parking and storage of materials.
Reason: To safeguard the character of the area in accordance with Policy C1 of the South Oxfordshire Local Plan.
