The site represents an important gap in the streetscene in the Wheatley Conservation Area, separating the edge of historic Wheatley, from the more modern development along Littleworth Road. The filling in of this important gap in the Conservation Area would fail to preserve or enhance the setting of the conservation area contrary to policies G2, Con 7 and H4 of the adopted South Oxfordshire Local Plan. Furthermore, the development would present an inactive edge to the streetscene which would further detract from the character and appearance of the setting of the locality.
That, having regard to the location of the new dwelling in relation to adjoining development, in particular no 2 High Street, the proposal would result in a cramped and intrusive development which would detract from and be out of character with existing development and fail to reinforce local distinctiveness contrary to policies G2, H4 and D1 of the adopted South Oxfordshire Local Plan.
That, the development fails to demonstrate high standards in the conservation and efficient use of energy, water and materials and, having regard to the inappropriate details of design, the development fails to reinforce local distinctiveness contrary to policies G6, D1 and D8 of the adopted South Oxfordshire Local Plan.
That, having regards to the proposed siting of the proposed new dwelling in relation to the adjoining dwelling at 2 High Street and to the relative ridge height of the proposed dwelling in relation to this property, the development would result in an oppressive and unneighbourly development which would adversely affect the amenity of the occupiers of no 2 High Street contrary to policies G2 and H4 of the adopted South Oxfordshire Local Plan.
