Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.
That all works shall be carried out in accordance with the submitted arboricultural method statement. The appointed arboriculturalist shall be present to check that suitable tree and ground protection measures have been installed prior to the commencement of works and to supervise during the installation of the piles. The arboriculturalist shall contact the LPA in writing to confirm commencement date of works and to discuss any issues that have arisen, prior to construction.
Reason: To safeguard trees that are of amenity importance in accordance with Policy C9 of the adopted South Oxfordshire Local Plan.

diseased within 5 years of the completion of the proposed works will be
replaced with extra heavy standards in accordance with BS3936:1992
(Nursery Stock) and BS4043:1989 (Transplanting root-balled trees).
Reason: To safeguard trees that are of amenity importance in accordance with Policy C9 of the adopted South Oxfordshire Local Plan.
