Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That the stonework to be used in the annex extension shall be pointed using a lime-based mortar mix. Reason: To safeguard the character and appearance of the historic structure in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That notwithstanding the details shown on the drawings accompanying the application, sash windows shall not be used. Details of an alternative window design shall be submitted to and approved in writing by the Local Planning Authority prior to their installation in the annex building. Reason: To safeguard the character of this curtilage listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.
