Conditions / Refusal Reasons
That, having regard to the modest size, scale and form of the existing dwelling the proposed extensions represent disproportionate additions in terms of size and massing and include inappropriate detailing and materials which represent inappropriate extensions which would be harmful to the character of the existing dwelling contrary to Policies H13, D1 and G6 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Design Guide.
That, having regard to the excessive size and massing of the proposed extensions in relation to the existing small cottage together with inappropriate detailing and materials, the proposed extensions would fail to preserve and enhance the character and appearance of the Dorchester Conservation Area and would be contrary to Policies CON7 and H13 of the adopted South Oxfordshire Local Plan and guidance in PPG15.
That, having regard to the modest size, design and form of the existing dwelling the proposed extensions represent disproportionate additions to the dwelling which would be harmful to the openness of the Oxford Green Belt contrary to Policies GB2 and H13 of the adopted South Oxfordshire Local Plan.
