That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Notwithstanding the drawing submitted, the roof vent for the bathroom shall lie flat with the roof and shall not be a projecting ventilator as shown in accordance with details to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the proposal does not damage the historic character of this building and is in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

The new external pipework shall be cast iron painted black. Reason: To ensure that the proposal is in keeping with the historic charcter and appearance of the Listed Building and is in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That all works of making good to the retained fabric whether internal or external shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To ensure that the proposal is sympathetic to the historic character and fabric of the Listed Building and is in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
