Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. the new dormer window in the rear elevation to include window joinery b. new entrance door, joinery surround and modifications to the library entrance at a scale of not less than 1:20 c. the new glazed screen and opening between the workroom and newspaper room d. the new opening and doors between the newspaper room and the rear entrance lobby e. the new glazed door between the reception and workroom Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011. That samples of all external materials in respect of the new dormer window and extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. A sample panel of the brick and flint work shall be constructed on site and shall be retained for the duration of the work. Where flints are to be used they shall be hand laid and not in blocks. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2 and CON 3) of the South Oxfordshire Local Plan 2011.
