The proposals are contrary to policies G2, C1, C9 and H4 of the adopted South Oxfordshire Local Plan 2011. Having regard to the modest size of the site and its narrow shape, and to the excessive size of the properties, the proposals would result in a cramped form of development, involving the loss of trees and other vegetation that would detract from the character and appearance of the area.

The proposals are contrary to policy H9 of the adopted South Oxfordshire Local Plan, and to advice contained in the Council's Supplementary Guidance on Affordable Housing. The development of this site, together with the adjoining land within the same curtilage exceeds the threshold for the provision of affordable housing, and no such provision is included within the application.

The proposals are contrary to policies H4 and D4 of the adopted South Oxfordshire Local Plan 2011. Having regard to the modest size of the site and to the siting of the dwellings, the proposals represent a cramped and unneighbourly form of development that would detract from the residential amenities of existing and future occupiers.

The proposals would be contrary to policy CF2 and D11 of the adopted South Oxfordshire Local Plan 2011. No provision is included within the application for the payment of community facility services and associated infrastructure.
