Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

The developer shall draw to the attention of the LPA the presence of any unsuspected contamination encountered during the development. In the event of contamination to land and/or water being encountered, no development shall continue until a programme of investigation and/or remedial work to include method of monitoring and certification of such work undertaken has been submitted and approved in writing by the LPA.
None of the development shall be occupied until the approved remedial works, monitoring and certification of the works have been carried out and a full validation report has been submitted to and approved in writing by the LPA.
In the event that no significant contamination is encountered, the developer shall provide a written statement to the LPA confirming that this was the case, and only after written approval by the LPA shall the development be occupied.
Reason: To ensure that any ground, water and associated gas contramination is identified and adequately addressed to ensure the safety of the development, the environment and to ensure the site is suitable for the proposed use.
