That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P11/E1302/DIS

That the materials to be used for the external walls and roofs of the part single part two storey rear and side extension hereby approved shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure a satisfactory external appearance, in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011. Related application(s): P11/E1302/DIS

That the first floor window on the north facing elevation of the two storey rear extension hereby approved shall be fitted with obscure glazing and fixed shut, and thereafter permanently retained in this manner. Reason: To protect the amenities of neighbouring residential occupiers, in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no windows, doors or other openings other than those shown on the approved plans shall be inserted at first floor level of the two storey rear and side extension hereby approved. Reason: To protect the amenities of neighbouring residential occupiers, in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.

That the timber garage hereby approved shall be finished, within 1 month of its construction, in accordance with details of a stain which shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Details of the front boundary walls and gates shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development, and then erected in accordance with these approved details. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.
