Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the external walls and roof of the garage building shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2 and D1 of the adopted South Oxfordshire Local Plan 2011.

That the first floor accommodation above the garage hereby permitted shall only be occupied and used in connection with and ancillary to teh occupation and use of Pond Cottage as a single dwelling and shall not be used as seperate residential accommodation for any commercial purposes whatsoever. Reason: The use of the building separate from Pond Cottage would be contrary to Policies G2 and H6 of the adopted South Oxfordshire Local Plan 2011.

That the ground floor of the garage building shall be retained as garaging and domestic storage and shall not be converted to habitable accommodation. Reason: The conversion of the ground floor to habitable accommodation, together with the ancillary accommodation permitted at first floor would be tantamount to the creation of a new dwelling in the countryside that would be contrary to Polciy H6 of the adopted South Oxfordshire Local Plan 2011.
