Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the walls and roof of the garage shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, D1 and H13 of the adopted South Oxfordshire Local Plan 2011.
Prior to the commencement of development, a method statement detailing tree protection measures in accordance with the recommendations of BS 5387:2005 (Trees in relation to construction) to be put in place prior to the commencement of any work and there shall be no service runs within the root protection areas.
Reason: In order to safeguard important trees in accordance with Policies G2, C9 and H13 of the adopted South Oxfordshire Local Plan 2011.
That there shall be no raising of existing ground levels on that part of the site lying within the area of land liable to flood.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G2, EP5 and H13 of the adopted South Oxfordshire Local Plan 2011.
That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G2, EP5 and H13 of the adopted South Oxfordshire Local Plan 2011.
That any walls or fences constructed within or around the site shall be designed to be permeable to flood water.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G2, EP5 and H13 of the adopted South Oxfordshire Local Plan 2011.
Prior to the commencement of development, details of the sustainable drainage scheme shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G2, EP5 and H13 of the adopted South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the approved garage shall remain available for the parking of domestic vehicles only and not adapted for living purposes.
Reason: To ensure that adequate on site parking is provided in accordance with Policies G2, D2, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
The windows to be installed in the first floor side walls of the dwelling shall be obscure glazed and hinged to open inwards and thereafter shall be retained as such.
Reason: To ensure that the neighbouring residential properties are not overlooked in accordance with Policies G2, D4 and H13 of the adopted South Oxfordshire Local Plan 2011.
