Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory, in accordance with Policies G2, G6, D1, H13 and CON7 of the South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the first floor level of the northeast or southwest elevations of the extension hereby approved other than those which may be shown on the approved plan.
Reason: To ensure that the development is not unneighbourly, in accordance with Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011.
The proposed extensions to Nos 16 & 17 Niagara Road hereby approved shall be constructed at the same time as one development.
Reason: To ensure a satisfactory external appearance and to prevent loss of residential amenity to the occupiers of No.16 or No.17 Niagara Road in accordance with Policies G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of development, a 1:5 plan showing the joinery details of the windows shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work is begun and the work shall not be carried out other than in accordance with the approved drawings.
Reason: To ensure that the details of the development are satisfactory, in accordance with Policies G2, G6, D1, H13 and CON7 of the South Oxfordshire Local Plan 2011.
