Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.

That the materials to be used for the external windows and doors shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.

That the extensions shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. CLP/PC/4 (as amended January 2008); and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, H13, D2, T1 and T2 of the South Oxfordshire Local Plan 2011.

That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, H13, D2, T1 and T2 of the South Oxfordshire Local Plan 2011.

Prior to the occupation of the proposed extensions the means of access onto Priest Close is to be formed, laid out and tothe approval of the Local Planning Authority and constructed strictly in accordance with the highway authority's specifications and that all ancillary works specified shall be undertaken. Reason: To comply with the Local Planning Authority's vehicle access standards and to protect local amenities in accordance with Policies G2, H13, D2, T1 and T2 of the South Oxfordshire Local Plan 2011.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the first floor of the north and south side elevations of the proposed single storey side extension and the two storey rear extension other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011.
