Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The materials to be used in relation to the approved works shall be as specified on the plans, application forms and supporting documents submitted with the application. No other materials shall be used unless otherwise agreed in writing by the Local Planning Authority. Reason: To preserve the special historic and architectural interest and setting of the listed building in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any work, and notwithstanding what is shown on the approved drawings or other approved documents, full details of the junctions of the new works with the existing fabric drawn at a minimum scale of 1:10 shall be submitted to and approved in writing by the Local Planning Authority. Reason: To preserve the special architectural and historic interest of the building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new works, and works of making good to the retained fabric, whether internal or external, shall, unless otherwise approved in writing by the Local Planning Authority, be finished to match original or adjacent work (as deemed appropriate by the Local Planning Authority) with regard to the methods used and to materials, colours, textures and profiles. Reason: To preserve the special architectural and historic interest of the building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
