That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P10/E1032/DIS

That the materials to be used for the external walls and roofs of the two storey rear and single storey side extensions hereby approved shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G4, G6, C4, CON5, and H13 of the South Oxfordshire Local Plan 2011. Related application(s): P10/E1032/DIS

That the existing two outbuildings to the rear of the main dwellinghouse shall be demolished within 2 months from the date works commence to construct the two storey rear extension hereby approved. Reason: To protect the character and appearance of the site and area, in accordance with Policies G2, G4, G6, C4, CON5 and H13 of the South Oxfordshire Local Plan 2011.

That the garage with ancillary accommodation above shall be of a timber construction and colour stained in accordance with details that shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. The garage shall be stained in accordance with these approved details within 2 months of the date of its first occupation for the purposes specified in this permission. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G4, G6, C4, CON5 and H13 of the South Oxfordshire Local Plan 2011.

That the roof of the garage with ancillary accommodation above hereby approved shall be clad with plain clay tiles, a sample of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G4, G6, C4, CON5 and H13 of the South Oxfordshire Local Plan 2011.

That the additional living accommodation above the garage hereby approved shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Bricken as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. The ground floor of the garage shall be used for the parking of private motor vehicles or other purposes incidental to the use of Bricken as a single dwellinghouse. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and would conflict with Policies G2 and H6 of the South Oxfordshire Local Plan 2011.
