Conditions / Refusal Reasons
The external finish of the approved dwellings shall be as previously agreed in respect of application P01/S0845/RET. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, D1 and H4 of the South Oxfordshire Local Plan 2011.

A hard and soft landscaping scheme incorporating external finish and boundary treatment for the public footpath shall be submitted to and approved in writing by the Local Planning Authority prior to occupation of the dwellings hereby permitted. Thereafter the scheme shall be implemented as approved within the first planting season of first occupation of the extension or otherwise as agreed in writing with the Local Planning Authority. Reason: To protect the public footpath and to provide additional screening to soften the appearance of the development in accordance with Policies G2, G6, C9, D1, H4 and R8 of the adopted South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Classes A, B, C, D, E, F and Schedule 2 Part 2 Class A of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no development other than that expressly authorised by this permission shall be carried out to the dwellings hereby approved without the prior written consent of the Local Planning Authority. Reason: To ensure that neighbouring residential properties are not overlooked or overshadowed, to avoid encroachment onto the public footpath and that the development would have a satisfactory external appearance in accordance with Policies G2, G6, D1, D4, H4 and R8 of the South Oxfordshire Local Plan 2011.

That prior to the occupation of the proposed development the means of access onto the site and parking and turning areas shall be as shown on the deposited drawing, reference 7875-07-00 and to be formed and laid out to the approval of the Local Planning Authority and constructed strictly in accordance with the highway authority's specifications and that all ancillary works specified shall be undertaken. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, D2, H4, T1 and T2 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the garages shall remain available for the parking of domestic vehicles only. Reason: To ensure that adequate on site parking is provided in accordance with Policies G2, D2, H4, T1 and T2 of the South Oxfordshire Local Plan 2011.

The development shall not be occupied until full details of facilities to be provided for the refuse and recycling storage and compositing within the site have been submitted to and approved in writing by the Local Planning Authority. Thereafter these works shall be carried out as approved prior to the first occupation of the dwelling and thereafter retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, D10 and H4 of the South Oxfordshire Local Plan 2011.

That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health in accordance with Policy EP6 of the South Oxfordshire Local Plan 2011.
