The site lies in a relatively isolated and visually prominent location within the Chilterns Area of Outstanding Natural Beauty. The proposed development, due to the siting, size, and number of buildings associated with the egg production unit would fail to respect the undeveloped rural character and appearance of the site and the surrounding area and would fail to conserve or enhance the natural beauty and special landscape qualities of the Chilterns Area of Outstanding Natural Beauty. Furthermore, the proposed egg production unit and mobile home, due to the activities associated with the enterprise would result in a substantial level of activity at the site and on local roads that would erode the existing tranquillity of the site and quiet enjoyment of this part of the open countryside. As such the proposal is contrary to Policies G2, G4, G6, C1, C2, D1, A1 and A6 of the South Oxfordshire Local Plan 2011 and guidance contained within PPS7.
