Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a sample of the stain to be used for the gazebo hereby permitted shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: To ensure the details of the development are satisfactory in accordance with Policies G2, C2 and D1 of the adopted South Oxfordshire Local Plan 2011.

That the existing euclayptus tree adjacent to the site of the gazebo hereby approved shall be protected whilst development operations are in progress through the implementation of a "no-dig" construction method, details of which shall be confirmed in an Arboricultural Method Statement that meets British Standard 5837:2005 - "Trees in relation to construction" that shall be submitted to and approved in writing by the Local Planning Authority prior to work commencing on site. Reason: To protect trees that are visually important in accordance with Policies G2 and C9 of the adopted South Oxfordshire Local Plan 2011.
