That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: Permission is granted on the basis that the use will be incidental to the main house, as an unrelated use would be contrary to Policies H6 and H13 of the South Oxfordshire Local Plan.
That the existing hedging along the frontage of the site, and along the side and rear boundaries adjacent to the proposed building, shall be protected during development operations, and shall be so retained and maintained.
Reason: To protect the amenity of the area in accordance with Policies CON7 and C9 of the South Oxfordshire Local Plan.
