Conditions / Refusal Reasons
That the proposed development results in the creation of a separate dwelling in an isolated and unsustainable location in the countryside, contrary to policies G3, H6 and H13 of South Oxfordshire Local Plan 2011.
That the application building in terms of its design, size, scale and siting represents a discordant feature in the landscape and fails to respect the local distinctiveness of the countryside location contrary to policies G2, G4, G6, C1 and H13 of the South Oxfordshire Local Plan 2011.
That the proposed change of use of agricultural land to extend the residential curtilage of Harpsden Park to the extent proposed by plans submitted with the application would have a detrimental effect on the landscape quality of the area contrary to policies C1 and H18 of the South Oxfordshire Local Plan 2011.
That the proposed development in terms of its siting and design would be harmful to the beauty and distinctiveness of the Chilterns Area of Outstanding Natural Beauty contrary to policy C2 of the South Oxfordshire Local Plan 2011.
That the proposed development would adversely impact on the setting of the adjoining grade II* listed building at Harpsden Court contrary to policy CON5 of the South Oxfordshire Local Plan 2011.
