Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That detailed drawings of the door and door frame of internal eaves access door, shall be submitted to and approved in writing by the Local Plannnig Authority before the relevant part of the work has begun and thereafter the work shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

The works to which this consent relates shall not be exercised in addition to, or in combination with, the permitted access rooflight labeled '4' on the composite plan of listed building consent reference P04/E0273/LB; Accordingly, this listed building consent shall be alternative to this part of the listed building consent so that either, but not both, may be implemented. Reason: That the accumulative impact of the consents would detract from the character and appearance of the listed building to the detriment of its special interest contrary to Policy CON3 of the South Oxfordshire Local Plan 2011.
