Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roofs of the extensions shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, D1 and H13 of the adopted South Oxfordshire Local Plan 2011.

That all new windows and rainwater goods shall match those of the existing building in type, design and external finish. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, D1 and H13 of the adopted South Oxfordshire Local Plan 2011.

That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the first floor side or rear elevations of the extensions other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, D4 and H13 of the adopted South Oxfordshire Local Plan 2011.

That the dormer window in the rear elevation of the two storey extension hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order) 1995 (or any order revoking and re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, G6, H13, D1, D2, T1 & T2 of the adopted South Oxfordshire Local Plan 2011.
