Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.

The flat roof of the rear extension at first floor level shall not be used as a terrace/amenity space and no alterations shall be made to this flat roof to facilitate its use as such. There shall be no alterations made to the rear (south-west) elevation of the two storey extension at first floor level to permit access onto this flat roof. Reason: To protect the amenities of neighbours, in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.

There shall be no windows inserted in the first floor of the north-east and south-west (side) facing elevations of the two storey rear extension hereby approved Reason: To protect the amenities of neighbours, in accordance with Policies G2 and H13 of the adopted South Oxfordshire Local Plan 2011.
