Conditions / Refusal Reasons
Having regard to their size and position in relation to the site and the surrounding properties, the addition of dormer windows to the rear roof slope of the dwelling would result in inappropriate development that would increase the dominance of the property and as such would be out of keeping with the character of the existing property, with the site, and with the appearance of the surrounding area. Accordingly, the development would be contrary to policies G2, G6, C2 and H13 of the adopted South Oxfordshire Local Plan 2011, and to advice contained in the South Oxfordshire Design Guide.

Having regard to their position in relation to surrounding properties, the proposals would result in intrusive and unneighbourly development that would detract from the residential amenities currently enjoyed by the occupants of surrounding residential property by reason of loss of privacy and intrusion. Accordingly, the development would be contrary to policies G2 and H13 of the adopted South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide.
