The proposed dwelling, by reason of its size, bulk, massing and position in relation to No.101 Deanfield Road, would constitute an oppressive and overbearing development, resulting in loss of daylight and outlook to the rear windows and patio of this adjacent dwelling, detrimental to the living conditions of the occupiers. The proposal would therefore be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2, D4 and H4 and advice set out in the South Oxfordshire Design Guide 2000 and Government guidance in PPS1 and PPS3.
