That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Samples of the external materials to be used in the construction of the extension hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Thereafter the structures shall be constructed in accordance with the approved samples. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies CON2 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That details of the type, design and finish of the doors and windows of the extension hereby approved, incorporating section and elevation drawings at a scale of 1:20 and 1:5, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works and shall thereafter implemented as approved. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies CON2 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That works shall not begin until details of paint schemes for the extension hereby approved have been submitted to and approved in writing by the Local Planning Authority and thereafter implemented as approved. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies CON2 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That works shall not begin until details of flues, ducts and extracts (which should be painted black) for the extension hereby approved have been submitted to and approved in writing by the Local Planning Authority and thereafter implemented as approved. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies CON2 and CON5 of the adopted South Oxfordshire Local Plan 2011.
