That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the first floor north facing side walls or roof of the extension hereby approved without the prior written consent of the Local Planning Authority.
Reason: To ensure that neighbouring residential properties are not overlooked and that the development would have a satisfactory external appearance in accordance with Policies G2, G6, D1, D4 and H13 of the South Oxfordshire Local Plan 2011.
Tree protection measures in accordance with the recommendations of BS 5387:2005 (Trees in relation to construction) shall be put in place prior to the commencement of development to safeguard the Beech tree at the front of the property and shall be retained for the duration of development. A landscaping scheme detailing front boundary planting shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development and implemented as approved within the first planting season of first occupation of the extension or otherwise as agreed in writing with the Local Planning Authority.
Reason: To ensure that important trees are protected and to provide additional screening to soften the appearance of the development in accordance with Policies G2, G6, C9, D1 and H13 of the adopted South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the integral garage shall remain available for the parking of domestic vehicles only.
Reason: To ensure that adequate on site parking is provided in accordance with Policies G2, D2, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
