Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof of the building. Reason: To ensure that the details of the development are satisfactory, in accordance with Policies G2, G6 and C2 of the South Oxfordshire Local Plan 2011.

That the building hereby permitted shall be used only for the purposes specified in the application, for stabling/tack room/feed store and hay store in conjunction with the personal enjoyment of occupants of Kingwood Place and the building shall not be used for any commercial or business purpose whatsoever. Reason: To protect the character and amenities of the area in accordance with Policies G1, C2 and R10 of the South Oxfordshire Local Plan 2011.

That the existing trees on the land shall be protected whilst development operations are in progress (including demolition), in accordance with a scheme to be first agreed in writing with the Local Planning Authority (in accordance with BS 5837 - Trees in relation to construction) and to be implemented prior to the commencement of any work. Reason: To secure the protection, throughout the time that the development is being carried out, of trees growing within or adjacent to the site which are of amenity value to the area, in accordance with Policies G2 and C9 of the South Oxfordshire Local Plan 2011.

No development shall take place on the site until the existing stables shown to be demolished on the approved plan KWP/RS/3 have been so demolished and all resultant materials permanently removed from the site. Reason: In the interests of the amenity of the area, in accordance with Policies G2, R10 and C2 of the South Oxfordshire Local Plan 2011.
