That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Samples of the external materials to be used in the construction of the extension and stables hereby approved and external surfacing shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the structures shall be constructed in accordance with the approved samples. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies G2, G6, CON2, CON5, C1, H13 and R10 of the adopted South Oxfordshire Local Plan 2011.

That details of the type, design and finish of the doors and windows of the extension and stables hereby approved, incorporating section and elevation drawings at a scale of 1:20 and 1:5, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and shall thereafter implemented as approved. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies G2, G6, CON2, CON5, C1, H13 and R10 of the adopted South Oxfordshire Local Plan 2011.

That development shall not begin until details of paint schemes for the extension and stables hereby approved have been submitted to and approved in writing by the Local Planning Authority and thereafter implemented as approved. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies G2, G6, CON2, CON5, C1, H13 and R10 of the adopted South Oxfordshire Local Plan 2011.

That development shall not begin until details of flues, ducts and extracts (which should be painted black) for the extension and stables hereby approved have been submitted to and approved in writing by the Local Planning Authority and thereafter implemented as approved. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies G2, G6, CON2, CON5, C1, H13 and R10 of the adopted South Oxfordshire Local Plan 2011.

Detailed drawings at 1:10 scale and details of the materials to be used in the construction of the fencing and gates hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the gates shall be constructed in accordance with the approved materials. Reason: To safeguard the special architectural and historic interest and setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies G2, G6, CON2, CON5, C1, H13 and R10 of the adopted South Oxfordshire Local Plan 2011.

Tree protection measures in accordance with the recommendations of BS 5387:2005 (Trees in relation to construction) shall be put in place prior to the commencement of development to safeguard the adjacent trees and hedges and shall be retained for the duration of development. A landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development and implemented as approved within the first planting season of first use of the stables. Reason: To ensure that important trees are protected and to provide additional screening to soften the appearance of the development in accordance with Policies G2, C1, C9, CON5, H13 and R10 of the adopted South Oxfordshire Local Plan 2011.

The use of the stables hereby approved shall remain incidental to the use of The Old Rectory as a single family dwellinghouse and shall not be used for independent business purposes. Reason: In order to ensure that the use of the stables remains in connection with The Old Rectory and not for any other independent business purposes and to avoid future requirements for additional stabling in accordance with adopted South Oxfordshire Local Plan 2011 Policies G2, C1, CON5, H13, R10 and T1.

Notwithstanding the detail shown on the approved drawings, the cupola is not approved. The building shall be constructed with an uninterrupted ridgeline and thereafter retained as such. Reason: To safeguard the setting of the listed building and to preserve the character and appearance of the surrounding area in accordance with Policies G2, G6, CON5, C1, H13 and R10 of the adopted South Oxfordshire Local Plan 2011.
