Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Details of the staining of the approved pergola to an appropriate dark colour shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development. Thereafter the approved staining shall be carried out within one month of the erection of the pergola. Reason: to safeguard the character and appearance of the area in accordance with Policies G2, G6, C2 and TSM3 of the adopted South Oxfordshire Local Plan 2011.

That the hornbeam tree adjacent to the pergola shll be pruned in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority. The approved work which shal involve light lifting of low branches over the drive shall be carried out as approved prior to the commencement of development. Reason: To protect an important tree and to safeguard the character and appearance of the area in accordance with Policies G2, C2, C9 and TSM3 of the adopted South Oxfordshire Local Plan 2011.
