Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be constructed and finished in materials to match the colour, texture and type as those used on the existing building. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.

That the proposed railing shown on drawing number 218/01A across the first floor French doors in the rear elevation shall be installed within one month of the first occupation of the associated first floor accommodation. Thereafter the railings shall be permanently retained as such and the flat roof area at first floor level shall not be used as a terrace/amenity space and no alterations shall be made to the roof to facilitate its use as such. Reason: To protect the amenities of neighbouring residential occupiers, in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
