Conditions / Refusal Reasons
Within three months of the date of this consent, the chimney breast to the ground floor of Number 50 Hart Street shall be reinstated in accordance with drawing number SK.06-24202 Rev E and in accordance with a method statement to be first submitted to and approved in writing by the Local Planning Authority. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

Within three months of the date of this consent, the ensuite bathrooms to the first and second floor bedrooms of 48 and 50 Hart Street, with the exception of the bathrooms shown on drawing number SK.06-242-02 Rev E, shall be removed in accordance with a method statement to first be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

Notwithstanding what is shown on the the approved drawings and associated documents, full details of the following shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works associated with these details. Full details of the type and location of smoke and heat detectors. Full details of the type and method of installation of wall/floor linings to provide heat and sound insulation. Full details of the type and locations of vents, flues and soil pipes. Full details of the location and nature of work relating to plumbing, drainage, heating, ventilation and electrical works including all associated builder's work. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011. Existing features of architectural or historic interest such as doors, linings, shutters, panelling, cornicing, decorative plasterwork, floorboards, skirtings, fireplaces, lath and plaster ceilings shall not be altered, replaced or removed without the prior written approval of the Local Planning Authority unless such works is clearly and specifically referred to on drawings or other documents hereby approved. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

Notwithstanding what is shown on the approved drawings or other approved documents, all new rainwater goods shall be cast iron, painted to match existing, and any existing metal rainwater goods and accessories shall not be removed or modified without the prior written approval of the Local Planning Authority. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

Prior to the undertaking of any repointing work, details of the proposed mortar mix and the method of removal of mortar shall be submitted to and approved in writing by the Local Planning Authority. Thereafter all pointing/repointing works shall be carried out in accordance with the approved details. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

The fencing and other means of enclosure and hardsurfacing associated with the development hereby approved shall be provided in accordance with the details shown on drawing 242/30 prior to the occupation of the development hereby approved, unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policies CON3, CON4, and CON5 of the South Oxfordshire Local Plan 2011.

All new works, and works of making good to the retained fabric, whether internal or external, shall, unless covered by other conditions attached to this consent or otherwise approved in writing by the Local Planning Authority, be finished to match original or adjacent work (as deemed appropriate by the Local Planning Authority) with regard to the methods used and to materials, colours, textures and profiles. Reason: To protect the special architectural and historic interest of the building in accordance with Policies CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.
