Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the doors and windows shall be of the same colour and type as those used on the existing buildings. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the north-west facing side elevation or roof of the extension hereby approved without the prior written consent of the Local Planning Authority. Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of the occupiers of Whitegates in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Tree protection measures in accordance with the recommendations of BS 5387:2005 (Trees in relation to Construction) shall be put in place prior to the commencement of works to safeguard the boundary hedge with Whitegates and the trees to the south-west of the site. Thereafter the protection measures shall be maintained during the progress of the works. In the event of any tree or hedge dying or becoming decayed within 5 years of the completion of works, then details of a replacement species shall be submitted to and approved in writing by the Local Planning Authority and implemented within the first planting season or with a programme first agreed with the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, CON7 and C9 of the South Oxfordshire Local Plan 2011.
