Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Samples of the materials to be used for the external walls and roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Thereafter, the development shall be constructed with the approved materials, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

That all new windows, external doors and rainwater goods shall match those of the existing dwelling in type, design, materials and external finish. Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

The rooflights hereby permitted shall be conservation style rooflights in accordance with details to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

The windows at first floor level in the south east elevation shall be fitted with obscure glass before the extension is occupied and the obscure glazing shall thereafter be retained in position to the satisfaction of the Local Planning Authority. Notwithstanding the Town and Country Planning (General Permitted Development) Order 1995 (or any subsequent revision), no additional openings shall be inserted within the roofslope of the extension unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and the amenity of the neighbouring occupiers in accordance with Policies G2, G6, C2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.
