That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Samples of materials for use in the construction of the external walls and roof of the single storey link extension hereby approved shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Thereafter the development shall be carried out in accordance with the approved samples. Reason: To safeguard the character of the area, in accordance with Policies G2, G6, C4, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

The door and window in the side elevation of the single storey link extension hereby approved shall be of a timber framed construction and painted to match the colour of the window frames of no. 27 High Street, and thereafter permanently retained as such. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6, C4, CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.

The windows hereby approved in the north facing elevation of the barn building shall be of a metal framed construction and thereafter permanently retained as such. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6, C4, CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.

The exterior of the chimney hereby approved shall be clad in timber board and stained to match the existing barn building within 1 month of the first occupation or use of the barn building. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6, C4, CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.

Details of the proposed materials and finishes for the chimney stack hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6, C4, CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.

No windows or rooflights shall be inserted into, and no existing opening altered at first floor level in the south, east and west facing elevations of the barn building. Reason: To protect the amenities of neighbours, in accordance with Policy D4 of the adopted South Oxfordshire Local Plan 2011.
