That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the operation of the extraction system for the new kitchen shall only take place between the hours of 10:00 and 22:30 daily and the system shall be switched off and not used outside of these hours. Reason: To safeguard the amenity of neighbours in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.

That the specification of kitchen extraction system to be installed in the new kitchen shall be as described in the applicant's noise assessment survey dated 22nd January 2008. Thereafter the system shall be maintained as such unless otherwise first agreed in writing. Reason: To safeguard the amenity of neighbours in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.
