Conditions / Refusal Reasons
That having regard to the modest scale of the existing property and its prominent location, the proposed extension, by reason of its size and design, would detract from the form and character of the original house and would fail to preserve or enhance the character and appearance of the Kingston Blount Conservation Area. As such, the application would be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2, G6, CON7 and H13, the South Oxfordshire Design Guide 2000 and the advice in PPG15.
That having regard to the height and depth of the proposed extension, the proposal would detract from the outlook of a bedroom window in 1 Rose Cottage and would have an unduly overbearing and oppressive impact upon it. In addition, due to the limited distance to the rear bedroom windows at 'Little Thatch', the proposal would result in an unacceptable increase in the extent of overlooking towards these windows. As such, the proposal would detract from the amenities of the occupiers of these neighbouring properties and would be contrary South Oxfordshire Local Plan 2011 Policies G2, D4 and H13.
